SEAL COATING

Aside from keeping out damaging elements, properly applying a seal coat is important to extend the life of asphalt paving and should be done every two years.
Asphalt is a petroleum-based product, other petroleum products may react with the surface. This includes vehicle oil and gasoline. The seal coat may act as a temporary barrier against those materials. A seal coat is not a crack-filling agent; this must be done prior to applying the seal coat. Seal coating may reduce the friction or anti-skid properties associated with the exposed aggregates in asphalt.
